| “Great condition. All appliances look new and work. Three decal scratches on the outside from pressure washing. Roof resealed as maintenance. No leaks. Super clean inside. No scuffs or tears in flooring. No stains on anything. Carpet steam cleaned. Laminate on several parts of the frame under the door of the back cabinets in bedroom started curling. Same thing happened in one place hidden from view in bathroom. See pic of back closet to see repair. I think it was caused by steam/condensation. I replaced with matching wood grain tape. The only thing broken is that the bathroom vent fan. I think it's a fuse. When we bought the unit the dining room table that lays flat to convert into a bed had a 3 degree bend at one corner. Most people can't tell.” |

2nd owner. 28" 11" including tongue. Roof resealed by Roy"s RV 11/11/2019. Then a tree limb fell on the slide out! Roys RV rebuilt the slide out roof 4/20/20. They also put a new rubberized cover over both the slide-out and main roof. $9400 worth of work covered by insurance. All records kept. There is a 20 year warranty on both covers. The slide-out work is warrantied for 1 year by Roy"s RV. Good to go! No water damage. No leaks. Sleeps 6. Heater 30,000 BTUs -HVAC. Cold roof mounted Air Conditioner - 13,500 BTUs. 1 hydraulic slide out with couch/bed and u-shaped dinette/bed for lots of extra space! Awning. New tires. Shower with half bath with sky light. Leveling jacks front and back. Scissor jacks. Heated water hose This unit is winterized. You"ll have to drain anti-freeze. Water pump kit included. 50 gallon fresh water tank, 34 gray water and 35 gallons black water. Base weight 6220 lbs. All appliances work, no damage. Bedroom cabinets and bathroom shelf had laminate peel up in several places, mostly out of sight. Replaced with wood grain tape. See bottom frame of closet in pic to see tape. Happy to send video to show you better. Berber carpet in bedroom and living room. Splash guard added in bathroom. Bed is a short queen mattress with bedroom sliding door. U-shaped dinette turns into bed. The couch turns into a blow up bed that automatically inflates with the touch of a button. Two big plush swivel chairs by picture window. My husband and I are selling because we are building a house and no longer have the cash flow or space for an RV. RV is pick up only. We will not work with movers. You must pick it up yourself. Too many scams out there. No overpayment will be accepted. We want a person to person deal.
