I bought this about 9 months ago and it"s been great so far for my limited use (about 1500 miles and 15 nights of dry camping). Selling because it"s a little too big for one person and I want to downgrade to a minivan for car camping.

Tl;dr: It"s a great small RV and I"m tempted to keep it. It"s just not the right vehicle for me. I did set a price but there is no reserve so even though I might have regrets I"m committed to selling it.
The good: My mechanic says it"s very solid and doesn"t need anything as of now (will need a brake job in the next year). I"ve driven two trips from Reno to San Francisco and Monterey (4000" to 7000" to sea level and back), no problems climbing hills, even loaded up. I have some allergy issues and am a canary for mold. I"ve had some of the best nights of rest of my life in the vehicle (can"t quite understand this tbh), and it"s not like I was in some magical forest. Several nights near my friend who had a hospital stay. Rounded up on mileage because I thought I might take another trip to California but it"s at 70181 right now and very unlikely to get over 70500 in the next three days. The battery, water system, fridge, microwave and stove all work though I"ve only tested them and not actually relied on them. (Only used it to visit friends.) Bought from an older couple. It"s a Burning Man virgin! The bad: There was some seepage from driver"s window above the dinette. Back in February I had a contractor friend take the window and paneling off and redo it.
He removed and replaced both storage boxes under the seats (storage on the left, water tank on the right), re-caulked the window and cleaned and treated the insulation and installed 3/4" plywood panels from the window to the floor. The seams of the new paneling are visible but overall I was surprised at how well it turned out. (I should have asked him to take pics of the work as he did it but wasn"t thinking of selling at the time.)
Again, I"m reasonably sure it is free of mold because I would get immediately sick otherwise.

It was a *very* wet and snowy spring at Tahoe and everything is tight.
I"m not sure about the water heater. It"s an older Atwood model and an RV guy told me it was in good order while giving me an estimate on the above but I can"t figure out how to light the pilot.
Needs a good wax, could use a paint touch-up at the mirrors. I don"t have service records. If I were keeping the vehicle I would: look into solar because those systems are so cheap and effective now. House battery currently charges off the vehicle alternator and is of limited use (lights, water pump). eventually reupholster (but cushions are firm and fine to sleep on). The only mod I"ve made so far is to add an aux cable to the aftermarket stereo.
