Comes with new never used 8x11 awning that attaches to your drip rail with optional walls that can be solid or rolled for screens, strong running 455 Olds with 93215 miles, 7 Alcoa wheels, newer 3 function refrigerator, newer 3 burner stove (Magic Chef) newer microwave (Magic Chef) new toilet, new house water pump, new air bag compressor and lines, Onan 6000w generator, all tires with less than 3000 miles with deep tread, trailer hitch, detachable face CD radio, backup camera, swing out step, Ragusa inside door extention, central vacuum, newer front seats (do not swivel), jack knife sofa, dash cover, nice plactic style headliner, cold AC, good heat with rear thermostat. No leaks anywhere and everything functions as should (gas heat, air ride, ac, motor, transmission, brakes, water and blackwater systems, generator, etc.) Frame is in good condition. One of the table seats was repositioned as it worked better for us and still can be converted to a full size bed, but we do have the table and seat can be repositioned. There are a few small things like cosmetics to the paint, blackwater level on panel does not work, inside generator switch turns generator off from inside but not on (you have to start it with switch on generator itself, exhaust manifold gasket on right side has a small leak you can hear at start-up , but after engine warms up you don"t hear it. It"s a $15 part just have never got around to replacing. There is a crack in drivers side windshield in top layer of lamination, that is out of drivers view and does not leak, we have never worried about it.
