Description 1956 Spartan Royal Manor Travel Trailer New Renovation by Wheelhouse Mobile 32 Feet Long x 8 Feet Wide
This Wheelhouse unit is fully rebuilt, meaning nothing from the original interior was retained. With the exception of the original bathroom vanity mirror. The design goal was to build a unit that is fully road worthy, but optimized for functioning as a “mobile guest house”, utilizing 110v or 250v shore power from a cord, and water supply from a hose. There are also onboard freshwater and greywater storage tanks to accommodate stints spent “off grid”.
Frame / shell Prior to the build out, all interior materials were removed, including the wooden subfloor. The entire steel frame was wire brushed to remove any rust, and was painted to seal against future rust. The tongue hitch was extended to allow more maneuverability without “jackknife”, and a heavy-duty coupler-style hitch was installed. A new Bull Dog 3500lb tongue jack was installed. New steel mounting brackets were fabricated on the tongue for propane storage and mounting of the AC mini Split Heat exchange unit. The aluminum shell was leak tested and sealed from both inside and out when interior walls were exposed. All damage to the aluminum shell was patched and repaired. Both axles were replaced with NEW Dexter 5000lb rated axles A new drive train was installed, consisting of Dexter 5,200lb axels, Kodiak hydraulic disc brakes with 6 lug hubs Hydrastar 1600 psi hydraulic brake controller was installed under kitchen sink NEW steel hydraulic brake line system was installed between Hydrastar unit and disc brake calipers NEW 3/4” exterior rated plywood subfloor New Stainless bolt hardware was installed every 16 inches, anchoring aluminum shell to subfloor and steel frame Close-cell spray foam insulation was installed in all walls at a thickness of 2”, in all ceiling space at a thickness of 3”, and beneath entire subfloor at a thickness of 3” 2" hitch receiver reinforced and welded to the chassis for bike racks and light duty, such as coolers, etc. Utilities The electrical system in this unit was designed for use with external 110v or 220v power supply. Most of the trailer is wired to run on 110v AC power, with the exception of LED ceiling mount lights , ceiling vent fans, and toilet vent fans. A heavy duty cable designed to connect to Solar panels on the roof if future owners decide they want to build in solar power (roof panel array, inverter, and storage batteries). Similarly, the plumbing system is designed to run with pressurized city water supply via a garden hose, or via 60 gallons of on-board water tank storage and pump. New Pioneer 9000 btu Mini Split HVAC unit. Heat exchanger mounted on tongue. HVAC Diffuser mounted on the wall above front banquette window Front and rear MaxxAir ceiling exhaust fans NEW propane gas lines from front dual storage tanks on tongue, routed to gas demand water heater in bathroom, and a capped port under wood stove NEW electrical wiring throughout. Current system is wire designed to run on 110v AC power, with the exception of LED ceiling mount lights, ceiling vent fans, and toilet vent fans NEW plumbing, using PEX, copper, and PVC, as needed Flush Toilet waste water receiver fitting was installed and capped beneath bathroom subfloor, in case future owners desire flush toilet install NEW 20 gallon black water tank beneath subfloor over rear axle. Currently plumbed to receive gray water, as there is no sewage plumbed in current design 3X NEW 20 gallon freshwater storage tanks installed in 3 bays under subfloor, between wheel wells. These 3 tanks total 60 gallons of fresh water storage and are plumbed in series so they function as one tank NEW propane hot water heater. Mounted on wall in bathroom NEW Bosch electric hot water heater. 3 gallons storage. Mounted in cabinet below kitchen sink New electric water pump. Mounted below bathroom vanity Banquette Texas Pecan solid banquette table, lowers into additional guest bed.
